As a paralegal in the Walter | Haverfield Real Estate Group, Garrett focuses on commercial real estate transactions, particularly transactions concerning real estate development, corporate real estate services and real estate finance. Prior to joining Walter | Haverfield, Mr. Allen was a senior development analyst for a prominent real estate development company where he gained experience and participated in the ground up development of large multifamily projects and the acquisition and disposition of a variety of commercial and residential properties. Garrett is currently pursuing his Juris Doctorate at Cleveland-Marshall College of Law with a focus on real estate, tax and transactional law.

EXPERIENCE

  • Reviews initial documents, such as PSAs, lease agreements, construction loan agreements, development agreements, port authority documents, SWAP documents, and other similar documents for legal counsel’s final approval
  • Coordinates and reviews title and survey work with title companies, surveyors, legal counsel, lenders, sellers and/or buyers
  • Applies for commercial and residential tax abatements in established CRA
  • Assists with the implementation of Opportunity Zone Structures for acquisitions and redevelopments
  • Assists with site selection, approvals, and pre-development initiatives
  • Assists with acquisition, development, and construction financing and/or refinancing closings with lenders and/or equity partners, including preparation of loan request or investment packages; reviews financing and assists with lender closing checklists for construction, bridge, and permanent loan closings.
  • Performs competitive market rent and research analysis; reviews and analyzes potential acquisition and disposition opportunities
  • Prepares, reviews, and revises detailed and accurate financial proformas and other financial analysis related to potential new acquisitions, development deals and dispositions
